
Site:
- Provide client with draft specification, indication of likely cost, timescale and inconvenience.
Discuss and revise if required. This work is normally provided at no charge, should this not be the case any cost will be agreed in advance.
- Apply for Planning permissions if required.
Submit appropriate level of detail to local authority and secure approvals.
A fee is charged for this work and will be laid out in the budget and confirmed as a fixed price prior to preparing and/or making any application.
- Provide detailed specification, drawings, contract programme, contract, and payment programme with full cost of works.
A fee is charged for this work which will have been laid out in the initial budget.
Work will have been fully appraised by a quantity surveyor with full supplier and sub-contractor detail.
- Specification review revision and/or contract works.
The specification is gone through with client in detail to ensure that it will achieve their objectives and one revision of the specification is allowed for with the initial specification costing. Further revisions are charged at an appropriate rate which will be agreed prior to such being undertaken. Client is now in a position to contract works should they wish to proceed with the security that the works have been carefully considered and therefore (subject to alteration) are likely to perform both to budget and programme.
At the point the client contracts the works a deposit payment will be required, the amount having been clearly laid out in the payment programme.
- Once contracted:
- Any details required to be submitted for building regulations or to conform with planning approvals will be prepared and submitted, the cost of which will be allowed in the cost of works.
- A health and safety plan with risk assessment will be undertaken, the cost of which will be allowed within the overall cost of the works.
- Our quantity surveyor will go through the specification and place orders with all suppliers and our approved sub-contractors to ensure a smooth flow of works. Whilst this does not guarantee the delivery of such it does help minimise the likelihood of unexpected delays.
- A site meeting will be held with the site foreman and a full contracts package handed over at an appropriate period of time prior to commencing works.
- Building regulation and final approvals from the local authority will be secured.
- Start date confirmed.
- Works commence in a timely and professional manner through to completion.
